Bounce Innovation Hub Seeking Construction Manager at Risk (CMR) for Lab Renovation Project

Bounce Innovation Hub is seeking qualifications and proposals from experienced Construction Managers at Risk (CMR) to serve as the construction partner for the renovation of chemistry laboratory space located on the eighth floor of its downtown Akron facility.

This project is part of a $1.5 million investment funded through the State of Ohio’s Innovation Hub Program and administered by the Greater Akron Chamber, supporting the growth of Northeast Ohio’s polymer and advanced materials ecosystem.

Project Overview


The selected Construction Manager at Risk will provide preconstruction and construction services for the renovation of approximately 4,000–10,000 square feet of chemistry laboratory and supporting office space within Bounce Innovation Hub. The project will modernize between four and eight laboratories, including HVAC upgrades, fume hood ventilation, electrical and plumbing improvements, casework and finishes, safety systems, and accessibility enhancements.

The CMR will collaborate closely with Bounce Innovation Hub and the project Architect/Engineer to ensure cost control, constructability, schedule adherence, and quality delivery.

Anticipated Construction Scope


The Construction Manager at Risk will be responsible for coordination and installation of:
•    Mechanical, electrical, and plumbing systems
•    HVAC and fume hood ventilation improvements
•    Electrical power distribution and lighting
•    Plumbing systems, including emergency safety equipment and café stub-outs
•    Carpentry, framing, drywall, and insulation
•    Flooring, painting, finishes, millwork, and casework
•    Doors, glazing, and hardware
•    Signage, safety, and specialty laboratory systems
•    All trade coordination, scheduling, safety, quality control, inspections, and project closeout

Questions and Answers

Will the CMR use the architect’s software?

The architect is able to adapt to what the construction company uses.

Will all applicants be interviewed or will there be a short list?

Bounce intends to only interview a narrowed down list of finalists.

For EDGE participation, is the expectation that it be 5% for total project or in pre-construction?

5% is to cover the entire project including preconstruction.

During the preconstruction period, what are the meeting expectations?

Historically Bounce has had weekly meetings.  The first few meetings might be longer in duration.

What pricing structure document should be used?

All applicants are to use the State of Ohio pricing form.

Any required vendors for the facility?

Yes: 
•    Collaboration with Akron Energy Systems on HVAC design and build
•    Summit Fire for sprinkler and fire alarm
•    Generator Systems
•    No requirement on electrical and plumbing
 

Will the Architect and CMR work on the floor plans together?

Yes.

Is there anyone we don’t want on the project?

Will the CMR need a trailer or will office space be provided?

Office space will be provided.  There is no need for a trailer.

Are we married to same entryways and doors, etc.?

No, we are open to creativity.

Will we provide the sign-in sheet to all?

Yes.

We like our polished concrete floors and use carpet squares in other areas.
